A homebuyer education class will be offered Aug. 16 at Southern Oklahoma Technology Center. Rachel Bailey, Little Dixie housing counselor and mortgage loan originator, said a completed class certificate is required prior to closing on all USDA Rural Development Homes, including direct, self-help and guaranteed.

“Little Dixie’s USDA Self-Help Housing Program has provided quality built, affordable housing for 62 families in Carter, Love and Marshall counties since the program grant was initially approved in 2006,” Bailey said.
The agency has recently made a commitment to assist more people in obtaining homeownership by expanding services to provide USDA guaranteed loan processing for those individuals and families who are above the low income guidelines and seek to purchase an existing home. “For those applicants who are qualified, both of these programs offer 100 percent financing and no mortgage insurance required, which helps keep monthly payments lower.”
Little Dixie is also a designated HUD counseling agency.
“We are providing housing counseling services to anyone needing assistance to improve their financial future — credit, debt and budgeting, and assist them in working toward homeownership,” Bailey explained. “Our goal is to work with consumers long-term to provide information and guidance in the pre- and post-purchase stages of homeownership. This includes counseling for other mortgage possibilities, including reverse mortgages, known as HECM, or intervention for struggling borrowers who are having trouble making their payments and/or facing foreclosure, mitigation or loan modification. Anyone wanting to obtain or retain homeownership can benefit from an appointment with a Little Dixie Housing Counselor and/or attending a Homebuyer Education Workshop.”
